Private lending is sometimes referred to as hard money. That simply means that it is for investors who had a hard time qualifying for bank financing. If you have a good investment, but the banks can’t finance it; or if you need a loan much faster than a bank can perform, private money may work for you.
This is typically short term financing to help you purchase a new property before the prior property is sold. We can provide your down payment funds, as long as you have sufficient equity in the property you intend to sell.
This is for investors who purchase distressed properties at a discount, renovate them, then sell the improved home at a higher price. Banks aren’t interested in financing these transactions for a number of reasons. But, we can. And, depending on your experience, you may qualify for a very attractive interest rate.
This is a new loan on a property you already own, and in which you have substantial equity. We can convert that equity to cash, which you may use for any number of investment purchases (e.g. property improvements, purchase of another investment property, investment in another business).
The terms depend on the property and the borrower’s qualification. We always start with the assumption that our clients will qualify for the best possible terms. If they need private money, then the rates and fees will be somewhat higher, and will still depend on the specific scenario.
Depending on how quickly the client can provide the minimal documentation required, we can close a loan in 1 to 2 weeks.
Banks loan funds on deposit on which they pay very low return, and the loans they provide are less risky. Private lenders, on the other hand, are willing to take greater risks, and require a greater return.
Yes. Many legitimate companies and investors require private money for purposes of timing or qualification. In fact, I’d say that all of my clients are legitimate investors or companies.
