What is private lending?

Private lending is sometimes referred to as hard money. That simply means that it is for investors who had a hard time qualifying for bank financing. If you have a good investment, but the banks can’t finance it, or if you need a loan much faster than a bank can perform, private money may work for you.

Why are bank rates lower than private money rates?

Banks loan funds on deposit on which they pay very low return, and the loans they provide are less risky. Private lenders, on the other hand, are willing to take greater risks, and require a greater return.
